Multi-family work is volume work. The winning contractor is the one who can hold a per-unit price, keep a turn schedule, and not generate resident complaints.
What we paint
Unit turns between residents · corridors, stairwells and lobbies · amenity and community rooms · laundry and mail areas · building exteriors, trim and railings · garages and breezeways · fences and common structures
Unit turns
We can price unit turns per unit or per square foot depending on how your property runs. Consistent colors, consistent sheen, consistent turnaround — that’s most of the value.
We price unit turns both per-unit and per-square-foot, depending on the property. A standard 2BR typically turns in 2–3 days, and we can usually handle 2–3 units concurrently.
HOA and condo boards
Board decisions take time and usually involve a vote. We provide written scopes that a board can actually read and compare, and Alex is willing to attend and present at a meeting if that helps the decision.
For exterior HOA projects, weather windows in Northeast Ohio are tight. Booking exterior common-area work early in the season matters more here than in most markets.
Living with residents on site
