Coating systems
Different buildings need different coating systems. Choosing the wrong one is the most common reason a paint job fails early — a wall coating on a warehouse floor, or a standard interior latex on structural steel, will look fine for a season and then fail. Below is what we work with; line striping and safety marking is coordinated through a trusted subcontractor, everything else is performed in-house.

How a commercial job runs with us
- Walkthrough. We measure, note substrate conditions and identify what has to happen outside business hours.
- Written scope. Surfaces included and excluded, prep level, coating system and number of coats, cleanup standard.
- Schedule. Phasing, crew size, access requirements, and what we need from your team.
- Execution. Daily protection and cleanup. Progress updates at agreed milestones, or on request.
- Punch and close. Walkthrough with your representative before invoicing.
What a real commercial bid should include
If you’re comparing quotes, the ones worth trusting spell out prep level, product and sheen by surface, coat count, and who moves furniture and fixtures. A single-line price with no scope is how change orders happen later.

We are not currently pursuing public prevailing-wage contracts directly — we work as a painting subcontractor to general contractors on institutional projects.
FAQ
Do you work nights and weekends?
We work standard business hours (Monday–Saturday, 8am–8pm). We don’t currently offer off-hours or overnight crews.
How much does commercial painting cost in Cleveland?
We don’t publish price ranges, and you should be skeptical of contractors who do. Commercial pricing moves too much with the building to make a published number meaningful.
What actually drives the number: measured surface area (not floor area — walls, ceilings, doors, frames, trim and window returns all get measured separately), ceiling height and access (anything above roughly 15 feet needs lifts or scaffolding), substrate condition, coating system and coat count, and whether the building is occupied or vacant during the work.
We walk the building, measure, note substrate condition, and give you a written scope with a price attached to it. That’s the only number worth anything. We do not quote commercial work without walking the site.
How far in advance should we book?
Exterior work runs roughly May through October here — surface and air temperature limits, not preference — so exterior calendars fill fastest between May and August; booking in late winter or early spring is safest. Interior work runs year-round, which makes winter the easiest time to schedule it. A single vacant suite can often be scheduled quickly; a phased multi-floor or multi-building project needs more planning time.
Can you paint while the building stays open?
Yes — most of our commercial work is in occupied buildings. We phase areas, use low-odor products where required, and protect circulation paths.
Do you provide a certificate of insurance?
Yes, on request before work begins, typically within 24 hours.
